Is an Inventory and check in required?

When renting a property an inventory report can be very important. This protects your deposit come the end of your tenancy.


Will you deal with the deposit dispute if there is one?

Thinq Homes will do everything we can to try and resolve any issues to avoid a dispute, however should it need to be formally disputed this will be directly with the scheme.


How much is the deposit?

A minimum of 6 weeks deposit will be held, this can change depending on the landlord.


What type referencing do you require?

You will need to be able to provide employment and residential history, as well as being credit checked. If you do not meet our criteria then a guarantor may be required. The guarantor can be a home owner or a working guarantor. Does the referencing take a long time? This is normally completed within 48 hours from receipt of you completing our online system. Responses can depend on your employer and landlordor your personal circumstances, but you can assist us by advising your HR department and current landlord that they are due to hear from us shortly.


What white good come with the property?

Depending on the landlord, fridge freezers are common in most of the properties to rent. Sometimes you can find a property with dishwasher, this is most common apartments which have integrated appliances. Thinq Homes and its landlords do not offer nor supply washing machines. If you come across a property with a washing machine, its most likely going to be removed unless tenants would like it in the property and takes full responsibility.

What payment methods do you accept?

We can take payment online system or a bank transfer. Or cash, AMEX and personal cheques are not accepted. Who keeps holdof the deposit & when do i get it back?

When signing tenancy agreement or before you will receive documents stating with whom your deposit is held. Deposits are usually returned within two weeks of you moving out, but this can be significantly longer or shorter depending on whether there is a dispute or not.


Can i keep pets in the property?

Majority of our landlords do not accepts pets, however a small number of landlords will.

This needs to be put forward to the landlord before viewings as this could save you a lot of time, if tenant and landlord agree with pets, Thinq Homes will require this in writing from both parties.

How do we put an offer forward?

Your consultant will guide you through the process. This will involve fully understanding your requirements and position so we can clearly forward this to the landlord. If an offer is agreed an application fee will need to be paid at this point to secure the property.


Areany of the bills included in the rent?

Most properties do not have bills included in the rent, but properties that do will usually have this stated in the marketing description and tenancy agreement. If you are unsure, ask your dedicated consultant.


Will the rent need to come from one bank account?

Thinq Homes collect rent by direct debit and it needs to be paid one from account, on the rent day.


Can I apply for parking permits?

Depending on the local authority, you may be able to get a space; however, you should always check with your consultant and never assume you can apply.


Do all the tenants need to be referenced?

All tenants moving in to the property need to be fully referenced.

Can the landlord change their mind once my offer has been accepted?

If the landlord changes his mind you will receive a full refund of monies paid.


How much will council tax be?

This will vary depending on the local authority. Please refer to their websites for council tax advice.
